For years, a Saturday in Tradition ended the same way. You would knock out the Publix run on Village Parkway, grab lunch at Pastaio or Pieology, then point the car south on I-95 for the things Tradition did not yet have. A warehouse club run meant Jensen Beach or Palm Beach Gardens. A serious bookstore meant a forty-minute drive. A garden center trip meant the older Lowe's on the north side of town, twenty minutes in the other direction.
That loop is closing. Between February and December of 2026, four national retailers plus a full-service scratch-kitchen restaurant will have opened inside a five-mile radius of Tradition Square, and the pattern behind those openings says something about how 34987 works now that it did not a year ago.
The Bookstore Came Back First
The clearest early signal was on the north edge of the zone. Barnes & Noble opened a new Port St. Lucie store on February 18, 2026, offering more than 13,000 square feet of books, toys, games, magazines and gift items in Town Center at Lucie West at 1745 St. Lucie W Blvd., in the former Party City space next to Ulta. Local author Grace Reilly cut the ribbon at the 9 a.m. opening and signed copies of her recent sports romance novel, Wicked Serve.
Retail bookstores are a lagging indicator, not a leading one. Chains do not open 13,000-square-foot stores in markets they think are still catching up. Barnes & Noble's CEO James Daunt described the expansion as steady growth into Florida communities without their own bookstore, or replacing aging stores with new ones. Port St. Lucie fell into the first category until this year.
Becker Road Filled Its Empty Anchor
The Becker Road corridor lost a familiar name in the fall. Bonefish Mac's closed in early October 2025, leaving a scratch-kitchen shaped hole in the Shoppes at Veranda Falls. The replacement is a step up in ambition.
Maggie McFly's Local Craft Eatery & Bar is opening at Shoppes at Veranda Falls on Becker Road, a Connecticut-based chain known for a menu built on local purveyors and natural ingredients, with more than 180 options on the menu. The bar leans local too, with local craft beers, single malt scotches, small batch bourbons, high-end tequilas and a specialty cocktail program. This is the brand's second Florida location after Boca Raton in November 2023, targeting an early 2026 opening at 662 SE Becker Road.
For a Tradition household, the change is not that a new restaurant opened. The change is that the tier of restaurant that used to require a drive to Jupiter or Palm Beach Gardens now sits at the same intersection where you get groceries.
Southern Grove Closed the Home-Improvement Gap
The most consequential opening of the year is not the loudest one.
A new Lowe's is preparing to open at 13845 SW Village Parkway in the Tradition district, with doors officially opening in early June and hiring already underway. The facility offers approximately 94,000 square feet of retail space along with a 30,000 square-foot garden center, and more than 100 jobs come with it, spanning sales, customer service, and management positions.
Here is what changes for a homeowner in Tradition, Copper Creek, or Manderlie:
- The existing Lowe's is at 701 NW St Lucie Boulevard, on the far north side of the city. From Tradition Parkway, that has always been a twenty-minute one-way run for a bag of mulch.
- The new store sits inside the Shoppes at Southern Grove, at a critical junction near I-95 and Becker Road, one of the most trafficked growth corridors on Florida's Treasure Coast.
- The 134,000-square-foot store is under construction with a projected 2026 opening, and the garden center is sized for a market that plants year-round.
The mulch run is now a five-minute errand. Multiply that across every renovation weekend and you understand why Port St. Lucie continues to grow by approximately 10,000 people annually, fueled by Tradition. Retail chases rooftops, and the rooftops are here.
Two Warehouse Clubs in One Zip Code
The pattern that clinches the argument is the warehouse club race. BJ's Wholesale Club broke ground on a new warehouse store at 2250 SW Gatlin Blvd. in Port St. Lucie, marking another major retail expansion in St. Lucie County, with the store confirmed to open this winter. Local shoppers previously had to travel to nearby counties for warehouse club shopping.
And BJ's is not the only one. Costco Wholesale has a planned Port St. Lucie retail store and distribution depot scheduled for 2026.

Two warehouse clubs opening in the same city in the same year is not normal. It is what happens when a market crosses a population threshold that national real estate teams have been watching for a decade. Tradition is experiencing tremendous growth, with over 38,000 new homes planned for development in the surrounding area, and the 8,300-acre community is fueling Port St. Lucie's ascension as one of the nation's fastest-growing cities.
The Public Calendar Fills the Rest
Retail solves the errands. The rest of a Tradition weekend runs on the public calendar, and the summer roster is unusually full.
Tradition Square anchors the social side. Friday Bites & Beats returned to Tradition Square in April, running from 5:00 PM on Fridays, and the Square is also hosting recurring early evening group runs on multiple July 2026 dates from 5:45 to 7:00 PM, giving local residents a social way to stay active close to home.
The Fourth of July splits neatly across two venues. Tradition's Red, White & Boom celebration runs Saturday, July 4, 2026 from 5:00 PM at SW Tradition Square, and a mile away the MIDFLORIDA Event Center hosts a festive Independence Day event from 5:00 to 9:00 PM with live music, kids' zone, marketplace, drone show and fireworks at approximately 9:00 PM.
Fall keeps the pace. The Treasure Coast Caribbean Food & Music Festival returns Saturday, November 7, 2026 from 1:00 PM at the MIDFLORIDA Event Center, and the 2026 Chili Cook-Off is scheduled for Saturday, November 14, 2026 at 11:00 AM at Clover Park. The St. Lucie Mets fill the weeknights in between at Clover Park.
There is a smaller signal buried in all of this. Cousins Maine Lobster hosted a pop-up at Springs at Tradition on June 22, 2026 from 4:00 PM. Regional food trucks do not park in neighborhoods that do not have customers. They park in the ones that do.
What the Pattern Actually Means
The temptation with a list like this is to read it as "growth," full stop. That misses the specific shape of what is happening.
Tradition was designed as a self-contained community. Its neighborhoods are designed to surround a central retail district, ensuring that shopping and dining are just a short distance away, and Shoppes at Southern Grove is strategically located to capitalize on this growth and meet demand for additional retail and dining options. For years the design ran ahead of the tenant mix. The zip code had the homes. It did not yet have the anchors that let a household stop leaving the zip code for basic errands.
The 2026 openings are what closing that gap looks like in real time. A homeowner in Tradition Parkway or Copper Creek in June 2025 was driving north for lumber, south for a warehouse club membership, and forty-five minutes in either direction for a scratch-kitchen dinner. The same homeowner in December 2026 will not be. That is a meaningful change in the daily texture of living here, and it is also the kind of change that shows up quietly in resale conversations two and three years later, when buyers start pricing in convenience the same way they used to price in commute time.
